4.Z.379 <br /> <br /> CITY OF :AIRFIELD <br /> <br /> ORDINANCE NO. 81 <br /> <br />AN ORDINANCE OF THE CITY OF FAIRFIELD AMENDING CHAPTER 25, ARTICLE I OF <br />THE FAIRFIELD CITY CODE, ALSO KNOWN AS THE ZONING ORDINANCE OF THE CITY <br />OF FAIRFIELD. <br /> <br />THE CITY COUNCIL OF THE CITY OF FAIRFIELO DOES ORDAIN AS FOLLOWS: <br /> <br />SECTION I: Chapter 25, Article I of the Fairfield City Code, also <br /> <br />known as ~ne Zoning Ordinance of the City of Fairfield ia hereby amended <br /> <br />by changing: <br /> <br />From prezoning to the P.D. Zone District all that certain real <br />property situate in the County of Solano, State of California <br />described as follows: <br /> <br />Parcel 1, as snown on ~nat certain Parcel Map filed for record in the <br />Office of the County, State of California on October 21, 1977 in Book <br />14 of Parcel Maps, Page 5 and 6. .~ <br /> <br />SECTION II: The zoning of the property described in Section I above <br /> <br />is hereby grantee in accordance with Section..21 of Chapter 25, Article I <br /> <br />of the Fairfield City Code and suuject to compliance with the following <br /> <br />conditions: <br /> <br />A. Development Plan <br /> <br />This approval is for the land use concept, resi~ <br />dential density, open space and street pattern aspects <br />of the site as shown on the applicant's plans titled, <br />"Gregory Heights',, dated September'l?, 1980, prepared' <br />by Design for Community'Place~ <br />Engineers, exceot as modif&e~ by th~ c~hd%~ens sta~ed <br />below. :- <br /> <br />2. Single-Family Development <br /> <br />a) <br /> <br />Development on ~ne individual tots shall conform <br />to requirements of t~e RS'8~ Zone District except <br />that the minimum width of a 8ldeyard adjacent to <br />a garage shall be l0 feet. <br /> <br />b) The minimum loc size shall be not less than 8,000 <br /> square fe~t, <br /> <br />The Draft C.C.&R.'s for the project shall be submitted <br />with the tentative map. A homeowners association <br />shall de formed for the purpose of maintanence of the <br />approximately 29 acre open space area. Prcvision <br />shall be made in the C.C.&R.'s regarding the <br />restriction of vehicIes from access to the open space <br />areas as wail as signing to restrict vehicie use of <br />the open space area. <br /> <br />The approximate 29 acre open space area shall De <br />fenced. The design of the fence shall de approved by <br />the Department of Environmental Affairs. The fence <br />where adjacent to public streets shall be an open, low <br />type fence suffi- cient to restrict access to the open <br />space area by vehicles. <br /> <br /> <br />
